A Realistic Timeline for Buying Property in Spain
Most buyers underestimate how long the Spanish property purchase process takes. While some agents promise "8 weeks from offer to keys," the reality for most foreign buyers is 2 to 4 months. Here is a week-by-week breakdown of what to expect.
Before You Start: Preparation (2-8 Weeks)
Getting your NIE number is the single biggest variable. Apply at a Spanish consulate abroad and wait 2-4 weeks, or apply in Spain and wait 1-8 weeks depending on the province. Malaga and Alicante are notoriously slow during summer. Opening a Spanish bank account takes 1-3 business days once you have your NIE.
Week 1-2: Property Search and Viewing
If you know the area, focused viewings can be done in 3-5 days. Many buyers make a shortlist online and schedule a viewing trip. Allow at least 2 full days of viewings with breaks to process what you have seen. Rushing this stage is the most expensive mistake you can make.
Week 2-3: Making an Offer and Reservation
Once you decide, your agent submits a written offer. Negotiation typically takes 2-5 days. On acceptance, you sign a reservation contract and transfer 3,000-6,000 EUR. This deposit takes the property off the market for 2-4 weeks while your lawyer runs checks.
Week 3-5: Due Diligence
Your lawyer requests the Nota Simple from the Land Registry, checks the catastral reference, reviews the energy certificate, and verifies the property is free of debts and encumbrances. This takes 1-3 weeks. If issues are found (illegal extensions, outstanding community debts), add more time for resolution.
Week 4-6: Arras Contract
Once due diligence clears, you sign the arras (private purchase contract) and pay 10% of the purchase price. The arras typically sets a completion date 4-8 weeks out. Both parties are now financially committed.
Week 5-10: Mortgage Processing (If Applicable)
If you need a mortgage, the bank orders an official valuation (tasacion). The valuation takes 1-2 weeks. Mortgage approval takes another 2-4 weeks. Week 8-12: Notary Signing (Escritura)
The notary appointment is booked once everything is ready: mortgage approved, funds transferred, all documents gathered. The signing itself takes about an hour. You receive the keys on the same day.
After Completion: Registration (1-3 Months)
Your lawyer or gestor submits the signed deed to the Land Registry. Registration takes 1-3 months. You are the legal owner from the moment of signing, but full registry protection comes once registration is complete.
Common Causes of Delay
- NIE processing backlogs (especially July-September)
- Seller's property has illegal building works that need regularizing
- Missing energy performance certificate (required since 2013)
- Bank holidays, especially in August when much of Spain takes vacation
- Mortgage bank requesting additional documentation from abroad
- Outstanding community fees or property tax debts on the property
How to Speed Things Up
Get your NIE before you start property hunting. Have your lawyer on retainer before you make an offer. If buying with a mortgage, get pre-approval early. And avoid scheduling completions in August unless absolutely necessary.
