Choosing between an apartment and a villa on Spain's Costa del Sol is one of the first decisions every buyer faces. Both options have clear advantages, but the right choice depends on your budget, lifestyle and investment goals.

Price Comparison

Apartments on the Costa del Sol start around 120,000 EUR for a two-bedroom unit in a residential area. In popular zones like Fuengirola or Benalmadena, expect to pay 180,000 to 350,000 EUR. Beachfront apartments with sea views can reach 500,000 EUR or more.

Villas start at roughly 400,000 EUR for a basic detached home. In Marbella's Golden Mile or Nueva Andalucia, prices range from 800,000 to several million euros. A mid-range villa with a private pool and garden typically costs between 500,000 and 1,200,000 EUR.

Running Costs

Apartments come with community fees (comunidad). These cover shared pools, gardens, lifts and building insurance. Monthly fees range from 50 to 300 EUR depending on the complex and its amenities.

Villas have no community fees if they are on private land. However, you pay all maintenance yourself: pool upkeep (100 to 200 EUR per month), garden maintenance (150 to 300 EUR per month) and higher utility bills due to larger living spaces.

Rental Yields

Apartments generally offer better rental yields. A well-located two-bedroom apartment can generate 5 to 6% gross annual yield through holiday rentals. Villas yield around 3 to 4%, but they attract higher nightly rates and longer bookings from families.

Lifestyle Factors

  • Privacy: Villas win. You have your own garden, pool and parking.
  • Security: Apartments in gated communities offer 24-hour security and monitored access.
  • Lock and leave: Apartments are easier to close up and leave for months. Community staff handles common areas.
  • Space: Villas offer 150 to 400 sqm of living space plus outdoor areas. Apartments typically range from 60 to 120 sqm.

Tax and Purchase Costs
