Torremolinos: The Underrated Costa del Sol Market

Torremolinos was Spain's first mass tourism destination in the 1960s. For decades, it carried a reputation as a cheap package-holiday town. That image is outdated. Today, Torremolinos offers some of the best value on the Costa del Sol, with modern amenities, excellent beaches, and the closest proximity to Malaga airport and the city itself.

Why Torremolinos Deserves Attention

The town sits just 10 minutes from Malaga airport by car and has its own train station on the Cercanias line. Malaga city centre is 15 minutes by train. This level of connectivity is unmatched on the Costa del Sol. For buyers who plan to fly in regularly or want easy access to Malaga's cultural scene, Torremolinos is hard to beat.

The municipality has invested heavily in recent years. The Paseo Maritimo has been renovated. Calle San Miguel, the main pedestrian shopping street, bustles with life. La Carihuela, the old fishing quarter, offers some of the best seafood restaurants on the coast. The beach is wide, clean, and stretches for nearly five kilometres.

Current Property Prices

Torremolinos is one of the most affordable coastal towns on the Costa del Sol. Average prices range from 1,800 to 3,000 EUR per square metre.

  • Studio apartments: 70,000 to 120,000 EUR. Often in high-rise buildings from the 1970s and 80s, many now renovated.
  • Two-bedroom apartments: 130,000 to 250,000 EUR. The main market segment.
  • Three-bedroom apartments: 200,000 to 350,000 EUR. Usually in newer developments or reformed older blocks.
  • Beachfront properties: Premium of 25% to 40% over inland equivalents.

Best Areas to Buy

La Carihuela: The most charming area. Narrow streets, local restaurants, and direct beach access. Popular with lifestyle buyers. Prices are at the higher end for Torremolinos, but still affordable compared to neighbouring Benalmadena.

Playamar: A modern residential area with wide avenues and newer buildings. Families appreciate the parks and proximity to schools. Two-bedroom apartments from 160,000 EUR.

Centro: The commercial heart around Calle San Miguel. Great for short-term rental investors due to tourist foot traffic. Studios from 75,000 EUR.

El Pinillo: The inland residential neighbourhood. Quieter and cheaper. Detached houses and townhouses from 200,000 EUR. Popular with permanent residents who want more space.

Rental Market

Torremolinos has a strong rental market driven by its accessibility. Long-term rental yields reach 5% to 7%. A two-bedroom apartment in the centre rents for 750 to 1,000 EUR per month. Summer holiday lets can generate 80 to 120 EUR per night for a well-presented apartment near the beach.

The town's growing reputation as a digital nomad base, thanks to its fast internet, coworking spaces, and affordable cost of living, adds a new demand driver to the rental market.

Renovation Opportunities

Torremolinos has a large stock of 1970s apartments that can be purchased cheaply and renovated for profit. A typical strategy: buy a dated two-bedroom apartment for 120,000 EUR, invest 25,000 to 35,000 EUR in a modern renovation, and achieve a market value of 180,000 to 200,000 EUR. This fix-and-flip approach works well here due to the volume of available stock.

Know Your Costs

Even at lower price points, purchase costs add up. On a 150,000 EUR apartment, expect to pay an additional 15,000 to 19,000 EUR in taxes and fees. Use our free calculator to estimate your total costs and factor them into your renovation budget if applicable.

Should You Buy in Torremolinos?

Yes, if you want maximum accessibility at minimum cost. The town offers genuine value, solid yields, and a lifestyle that is improving year by year. It lacks the glamour of Marbella and the charm of Nerja, but it delivers on the practical fundamentals that matter most to investors and regular users alike.
