A swimming pool is one of the best investments you can make in a Spanish property. It increases your home's value by 10 to 15 percent and makes your property far more attractive for holiday rentals. But installation involves more than just digging a hole. Here is everything you need to know.
Types of Pools and Their Costs
There are three main pool types to consider:
- Concrete/gunite pool: The most popular choice in Spain. Fully customisable in shape and size. Costs range from 18,000 to 45,000 euros for a standard 8x4 metre pool. Build time: 6 to 10 weeks.
- Fibreglass/polyester pool: Pre-formed shell installed into an excavated hole. Faster installation (2-3 weeks) and lower cost: 12,000 to 25,000 euros. Limited to standard shapes.
- Liner pool: Steel or aluminium frame with a vinyl liner. Costs 10,000 to 20,000 euros. Liners need replacing every 8-12 years at around 3,000 euros.
Additional Installation Costs
The pool shell is just part of the expense. Budget for these essentials:
- Excavation and earth removal: 2,000-5,000 euros
- Filtration and pump system: 1,500-3,000 euros
- Tiling or finishing: 3,000-8,000 euros (for concrete pools)
- Electrical connection: 800-2,000 euros
- Terrace/surround: 3,000-10,000 euros
- Safety fencing (required by law in many regions): 1,500-4,000 euros
- Pool cover: 500-3,000 euros
Permits and Legal Requirements
Installing a pool is classified as obra mayor in most municipalities. You will need a building licence from your ayuntamiento. The process requires architect's plans and costs 1,000 to 3,000 euros in permit fees. Processing time varies from 1 to 4 months. Do not start excavation before you have the permit.
In Andalucia, there are additional rules about pools near the coast (within 500 metres) and on rustic land. Pools on rustic land may face stricter regulations or be prohibited entirely depending on the municipality.
Ongoing Maintenance Costs
A pool is not just a one-time expense. Annual running costs include:
- Chemicals (chlorine, pH balancers): 300-600 euros/year
- Electricity for the pump: 400-800 euros/year
- Water to fill and top up: 200-400 euros/year
- Professional maintenance service: 80-150 euros/month
- Insurance increase: 50-150 euros/year

Heating Your Pool
Extending your swimming season is worth the investment. A heat pump costs 2,000 to 5,000 euros installed and keeps the water comfortable from April to November. Solar heating panels cost 1,500 to 3,500 euros and have minimal running costs. A pool cover alone can add 2-3 degrees to the water temperature.
Impact on Property Tax
Adding a pool may increase your IBI (property tax) as it raises the catastral value. The increase is usually modest: 50 to 200 euros per year. You must declare the pool to the catastro office once completed.
