Spain does not require a property survey before purchase, unlike the UK or Netherlands. This means many buyers skip this step and discover costly problems after signing. A professional inspection costs a fraction of the price of fixing hidden defects. It is one of the smartest investments you can make.

Why Get an Inspection?

Many properties on the Spanish market are 20 to 50 years old. Construction standards in the 1970s and 1980s were far less strict than today. Common issues include poor waterproofing, inadequate electrical wiring, structural cracks and illegal extensions. An inspection gives you leverage to negotiate the price or walk away.

Types of Inspections

Basic Visual Inspection (300 to 500 euros)

A qualified surveyor visits the property and inspects all visible elements: structure, roof, walls, floors, plumbing, electrical, windows and doors. You receive a written report highlighting defects and estimated repair costs. This takes 2-3 hours on site and the report arrives within a week.

Detailed Technical Survey (500 to 800 euros)

Everything in the basic inspection plus moisture meter readings, thermal imaging to detect hidden damp and insulation gaps, drain survey, electrical safety testing and structural assessment. This is recommended for older properties, rural fincas and any property you plan to renovate.

Specialist Inspections

  • Structural engineer report: 400-800 euros. Essential if you see cracks wider than 3mm.
  • Asbestos survey: 200-400 euros. Important for properties built before 2002.
  • Termite/woodworm inspection: 150-300 euros. Critical for properties with wooden beams.
  • Swimming pool inspection: 150-250 euros. Checks structure, pump, filtration and compliance.

  • Humidity and damp (found in 60% of older properties): Rising damp, condensation, water ingress through terraces. Repair costs: 2,000-15,000 euros.
  • Electrical deficiencies (45%): Outdated wiring, insufficient earthing, overloaded circuits. Rewiring costs: 3,000-8,000 euros.
  • Plumbing issues (35%): Old galvanised pipes, low water pressure, leaking waste pipes. Replumbing costs: 2,000-6,000 euros.
  • Structural cracks (25%): Settlement cracks, thermal movement cracks. Costs vary from 500 euros for cosmetic repairs to 20,000+ euros for structural work.
  • Illegal modifications (20%): Enclosed terraces, added rooms, unpermitted pools. Legalisation costs: 2,000-10,000 euros if possible.

Finding an Inspector

Look for a qualified aparejador (quantity surveyor) or arquitecto tecnico. English-speaking building surveyors operate across the Costa del Sol. Check they carry professional indemnity insurance. Ask for sample reports before hiring. Do not use a surveyor recommended by the seller or their agent.

Timing the Inspection
