What Defines a Spanish Penthouse
In Spain, a penthouse is the top-floor unit of an apartment building. Most penthouses come with a large private terrace or rooftop solarium, often 50 to 150 sqm of outdoor space. Many have private plunge pools or jacuzzis on the terrace. Interior space typically ranges from 80 to 200 sqm for standard penthouses, with luxury units exceeding 300 sqm.

Penthouses carry a premium of 20 to 40% over comparable apartments in the same building. Typical price ranges on the Costa del Sol:

- Wind: Higher floors are more exposed. Terraces may need windbreaks or glass curtains.
- Lift dependency: If the building lift breaks down, you are walking up many flights of stairs.
- Higher community fees: Penthouse owners often pay a larger share of community costs due to bigger terrace areas.
Rental Income Potential
Penthouses command premium rental rates. A two-bedroom penthouse in a good location can generate 30 to 50% more rental income than a standard apartment in the same building. Nightly rates of 150 to 300 EUR are common during summer. Annual gross yields of 4 to 5% are achievable in popular areas.
What to Check Before Buying
Always verify terrace ownership. In some buildings, the rooftop is communal and the penthouse owner has usage rights only. Check the community statutes. Confirm whether the terrace is included in the property deed (escritura). Also check for water leaks, which are more common on top floors.
