The interest rate is just one part of what your Spanish mortgage will cost. There are upfront fees, ongoing charges, and mandatory insurance products that add up significantly. Here is everything you need to budget for.

One-Time Costs at Signing

Property Valuation (Tasacion)

The bank requires a formal valuation by an approved appraiser. Cost: 300-500 EUR for standard properties, up to 800 EUR for complex or rural properties. You pay this regardless of whether the mortgage is approved.

Mortgage Arrangement Fee (Comision de Apertura)

Many banks have eliminated this fee since the 2019 law reform. Those that still charge it typically ask 0.5-1.0% of the loan amount. On a 200,000 EUR mortgage, that is 1,000-2,000 EUR. Always negotiate this, as it is often waived for competitive applications.

Notary Fees

Since June 2019, the bank pays the notary fees for the mortgage deed. You only pay for your personal copy of the deed, which is typically 50-100 EUR. However, you still pay the notary fees for the property purchase deed (separate from the mortgage), which runs 600-1,200 EUR.

Land Registry (Registro de la Propiedad)

Registration of the mortgage deed is also paid by the bank since the 2019 reform. The property purchase registration is your cost: 400-800 EUR.

Stamp Duty (AJD - Actos Juridicos Documentados)

The bank pays the stamp duty on the mortgage deed. This was a significant change in the 2019 law, saving borrowers 0.5-1.5% of the mortgage amount.

Ongoing Costs

Home Insurance (Seguro de Hogar)

Mandatory for mortgaged properties. The bank will offer their insurance, but you are not obligated to take it. Annual cost: 200-500 EUR depending on the property. Shopping around can save you 30-50% compared to the bank's offering.

Life Insurance (Seguro de Vida)

Not legally mandatory, but most banks strongly push it. Declining may result in a 0.1-0.2% rate increase. Annual cost: 300-1,000 EUR depending on your age, health, and the loan amount. Compare external providers against the bank's offer.

Account Maintenance

Most banks require you to maintain a current account for mortgage payments. Monthly fee: 0-10 EUR. Some banks waive this if you domicile a minimum income.

Hidden Costs to Watch For

  • Cross-sold products: Banks may tie rate discounts to products you do not need. Calculate the true cost of the package.
  • Currency exchange: If your income is in GBP, SEK, or another non-EUR currency, budget for exchange rate costs on monthly payments.
  • Early repayment: Check the penalties in your contract. Fixed: max 2% (first 10 years), 1.5% (after). Variable: max 0.25% (first 3 years), 0.15% (first 5).
  • Annual mortgage certificate: Some banks charge 20-50 EUR for the annual statement you need for tax purposes.

For a 200,000 EUR mortgage at 3.5% fixed, 25-year term:

  • Valuation: 400 EUR
  • Arrangement fee: 0-2,000 EUR
  • Your copy of deed: 75 EUR

  • Monthly payments: 12,012 EUR/year
  • First-year total: approximately 13,337-15,337 EUR
