Mijas: Three Markets in One Municipality

Mijas is the largest municipality on the Costa del Sol by area, stretching from the Mediterranean coast to the mountains of the Sierra de Mijas. Like Benalmadena, it divides into distinct zones. Mijas Pueblo is the famous white village. Mijas Costa is the coastal strip. Between them lie the golf urbanisations of La Cala, Riviera del Sol, and Calahonda. Each market has different price dynamics and buyer profiles.

Mijas Pueblo

Perched at 430 metres above sea level, Mijas Pueblo is the postcard image of a traditional Andalusian village. Donkey taxis, a bullring, panoramic viewpoints, and a cluster of art galleries define this picturesque settlement. Despite heavy tourism during the day, evenings are quiet and local.

Property here ranges from traditional village houses at 120,000 to 250,000 EUR to luxury villas on the outskirts from 400,000 EUR. The average price sits around 1,500 to 2,500 EUR per square metre. Village houses often need renovation and may have limited vehicle access. Modern apartments with views can be found from 150,000 EUR.

The rental market in the Pueblo is seasonal, driven by holiday visitors. Summer rentals perform well, but winter occupancy drops significantly. Long-term lets are possible but the pool of tenants is smaller than on the coast.

Mijas Costa

The coastal zone includes well-known urbanisations like Riviera del Sol, Calahonda, El Faro, and La Cala de Mijas. These areas developed between the 1980s and 2000s, offering a mix of apartments, townhouses, and villas in gated communities with shared pools and gardens.

Prices on Mijas Costa range from 1,800 to 3,200 EUR per square metre. Two-bedroom apartments start at 150,000 EUR in Calahonda and reach 300,000 EUR in newer developments near La Cala. Townhouses cost 200,000 to 400,000 EUR. Detached villas with pools range from 350,000 to 800,000 EUR.

La Cala de Mijas is the standout area. This former fishing village has developed rapidly, with new restaurants, a beach promenade, and a growing residential community. It sits between Fuengirola and Marbella, benefiting from both markets. Prices here have risen 5% to 8% annually in recent years.

Golf Urbanisations

Mijas has four golf courses and several urbanisations built around them. Mijas Golf, La Cala Golf Resort, and Calanova Golf are the main ones. Properties here appeal to golf enthusiasts and retirees who want a resort-style lifestyle with maintained gardens and easy course access.

Prices in golf urbanisations range from 180,000 EUR for a two-bedroom apartment to 600,000+ EUR for a villa overlooking the fairways. Rental yields are moderate at 4% to 5%, as the target rental market is niche (golfers and long-stay winter visitors).

Practical Buyer Tips

  • Transport: Mijas has no train station. Fuengirola station (connecting to Malaga airport) is 10 to 20 minutes by car from most areas. Public bus service is limited.
  • Community fees: Golf urbanisations and gated communities charge 100 to 250 EUR per month. Budget for this as an ongoing cost.
  • Water supply: Inland and hillside properties may rely on well water or have lower municipal water pressure. Check the water supply situation before buying.
  • Building quality: Properties built in the 1980s and early 1990s sometimes have construction defects. Commission a full survey (not just a valuation) before committing.
