Why Look Inland for Property
The Costa del Sol coastline gets all the attention. But drive 20 to 40 minutes into the hills and you enter a different world: white villages clinging to mountainsides, olive groves stretching to the horizon, and property prices that are 50% to 70% lower than on the coast. For buyers with flexibility on location, inland Andalusia offers remarkable value.
The Guadalhorce Valley
The Guadalhorce Valley runs northwest from Malaga and contains the towns of Alhaurin el Grande, Alhaurin de la Torre, Coin, Cartama, and Pizarra. This is the most accessible inland area, connected to the coast by good roads and just 25 to 40 minutes from Malaga airport.
Alhaurin el Grande: A thriving market town with a large expat community, particularly British and Dutch. Two-bedroom apartments cost 80,000 to 150,000 EUR. Village houses range from 100,000 to 200,000 EUR. Country properties (fincas) with land start at 180,000 EUR. The town has supermarkets, restaurants, medical facilities, and a lively weekly market.
Coin: The commercial hub of the valley. Bigger and busier than Alhaurin. Prices are similar. Coin offers more shopping options and services. Two-bedroom apartments from 70,000 EUR. Townhouses from 90,000 EUR. A popular base for buyers who want inland prices with town convenience.
Alhaurin de la Torre: Closer to the coast (15 minutes to Malaga airport) and priced higher as a result. This is more suburban than rural. Apartments from 120,000 EUR. Modern villas from 300,000 EUR. Growing fast due to its proximity to Malaga city.
The Axarquia Region
East of Malaga, the Axarquia is a mountainous region of spectacular beauty. Avocado and mango orchards line the valleys. Medieval villages perch on ridgetops. This is the most authentically Spanish part of the greater Costa del Sol area.
Competa and Frigiliana: The most famous Axarquia villages. Frigiliana is regularly voted Spain's prettiest village. Property prices reflect this reputation: village houses cost 120,000 to 250,000 EUR. Competa is slightly cheaper. Both have small but active international communities.
Alcaucin and Periana: Less touristy and cheaper. Village houses from 50,000 to 120,000 EUR. Many need significant renovation. These are true "project" purchases for buyers willing to invest time and money into restoration.
Velez-Malaga and Torre del Mar: Technically coastal, but Velez-Malaga's historic centre offers inland prices (1,500 to 2,200 EUR per square metre) with coastal proximity. It is the administrative capital of the Axarquia and has excellent services.
What to Know About Rural Property
Buying inland requires extra due diligence. Rural properties in Andalusia carry specific risks that coastal apartments do not.
- Legal status: Many rural houses were built without proper permits, especially before 2003. Check whether the property is registered in the land registry (catastro) and that its built area matches the records. An AFO certificate (Asimilado a Fuera de Ordenacion) may be needed to regularise older constructions.
- Utilities: Some country properties rely on well water, septic tanks, and solar power. Verify mains connections before buying.
- Access roads: Dirt tracks (caminos rurales) can become impassable in heavy rain. Check access year-round, not just during a summer viewing.
- Building restrictions: Rural land (suelo rustico) has strict building limitations. You generally cannot build new structures on agricultural land.
Renovation Costs
A basic renovation of a village house (new kitchen, bathroom, windows, electrics) costs 500 to 800 EUR per square metre. A full gut renovation with structural work runs 800 to 1,200 EUR per square metre. Pool installation costs 15,000 to 30,000 EUR. Always budget 20% above your contractor's estimate for surprises.
