How to Vet a Builder

Every legitimate builder in Spain must be registered as autonomo (self-employed) or have a company (SL). Ask for their CIF/NIF number. Check they are registered with the Seguridad Social. Red Flags to Watch For

The Contract

It should include the full scope of work, a materials list, a payment schedule tied to milestones, start and end dates, and a penalty clause for delays. Have a bilingual lawyer review the contract if your Spanish is limited.

Payment Structure

A healthy payment schedule protects both parties. A typical arrangement is 20 percent deposit at signing, then payments at each milestone (demolition complete, plumbing done, tiling done), with 10 percent retained until the final snag list is resolved. Never pay ahead of completed work.

Communication Is Everything

Language barriers cause most disputes. If your builder speaks limited English, hire a bilingual project manager or aparejador (quantity surveyor). Their fee of 3,000 to 6,000 euros can save you tens of thousands in miscommunication costs. Weekly site meetings with written minutes prevent problems from escalating.
