Building Your Dream Home in Spain
Buying a plot of land and building your own home in Spain gives you complete control over design, layout and quality. But it also involves a complex process with multiple permits, professionals and timelines. Here is what you need to know before you start.
Types of Building Land
In Spain, land classification determines whether you can build:
- Suelo urbano (urban land): Fully serviced with roads, water, electricity and drainage. Ready to build on with the correct permit. This is what you want.
- Suelo urbanizable (developable land): Designated for future development but not yet serviced. Infrastructure costs will be charged to the landowner.
- Suelo rustico (rural land): Agricultural or protected land. Building is severely restricted or prohibited. Avoid this unless you specifically want a finca with large acreage.
Plot Prices on the Costa del Sol
- Inland plots (500 to 1,000 sqm): 50,000 to 150,000 EUR
- Coastal area plots: 150,000 to 400,000 EUR
- Marbella/Benahavis (1,000+ sqm): 300,000 to 1,500,000 EUR
- Prime plots (sea views, Golden Mile): 500,000 EUR and above
Construction Costs
Building costs in Spain range from 1,200 to 2,500 EUR per square metre depending on quality:
- Standard quality: 1,200 to 1,500 EUR per sqm
- Good quality: 1,500 to 2,000 EUR per sqm
- Luxury finishes: 2,000 to 2,500 EUR per sqm
- Ultra-luxury: 2,500 EUR per sqm and above
A 200 sqm villa at good quality would cost approximately 300,000 to 400,000 EUR to build, plus the land purchase price.
The Building Process
- Buy the land: Complete the purchase through a notary. Pay 7% ITP (resale) or 21% IVA (new from developer).
- Hire an architect: Fees are typically 8 to 12% of construction cost. The architect creates the proyecto basico (basic project) and proyecto de ejecucion (detailed project).
- Obtain the building permit (licencia de obra mayor): Submit plans to the town hall. Processing takes 2 to 6 months. Cost is approximately 4% of the declared construction budget.
- Hire a builder: Get at least three quotes. Spanish construction contracts should be reviewed by your lawyer.
- Construction: Typical build time is 12 to 18 months for a villa. Your architect supervises the works.
- Obtain the certificate of habitation (licencia de primera ocupacion): Required before you can connect utilities and legally live in the property.

- Topographical survey: 500 to 1,500 EUR
- Geotechnical study: 1,000 to 3,000 EUR
- Utility connections: 3,000 to 8,000 EUR
- Landscaping and pool: 20,000 to 60,000 EUR
